Sex isn't a sin, ironically, it's a sin when you deprive it of it's symbolism. Aside from procreation, it is a symbol of unity of the husband in wife. A process they don't share with anyone else other than themselves. Hence when you take it outside of marriage, you use it as a tool for self-pleasure in which either gender can be considered an object. A sort of mentality that should never be considered of anyone or other living thing...
When I make love with my girlfriend I don't "use her as a tool" nor does she use me... and I definitely don't consider her "an object". A marriage license doesn't suddenly give sex a special meaning, and there are a crapload of loveless marriages out there, where sex is just a tool for either partner's pleasure.
