old movie title help??? Horror/scary type movie

This old movie would probably be from the 60's or 70's. Its about a group of people who have to spend the night in an old house. Every year on a certain date(the night the people are spending the night) the people who were previously killed in the house ...come back from the dead and they have to kill someone in the house so that they can keep coming back. The movie ends with one guy getting out of the house alive but then he is killed by a large iron gate as he leaves the estate.

This is a total guess, and I'm probably wrong, so don't act like a total idiot. Maybe House of 7 Corpses or something like that? (NOT HOUSE OF 1000 CORPSES!!!!!!!!!) Once again, this is only a guess.

I think its a film called Hell Night, starring Linda Blair. Pretty good as 80's films go.
