NOTE: This is just my personal theoretical timeline based on the affidavit, the police report of the following morning, the 911 call log, police statements, coroner statements, victim family statements and my own speculation. Obviously, this could change as more information comes out. I put a notation about where I got certain information if it came from a specific source. All other comments are my own speculation.
3:55 AM - 4:05 AM
Xana gets her Door Dash order (at "approximately" 4:00 AM per affidavit). She and Ethan chow it down in the kitchen in 5-10 minutes, turn off the light and then head to bed in her room.
4:04 AM - 4:06 AM
Suspect drives past the house going towards the apartment building, turns around in front of the apartment building, heads back towards the house. He tries to turn around or park in front of the house, gives up and heads to the intersection of King Rd and Queen Road, does a 3-point turn and heads back past the house (per affidavit). He follows Queen Rd past the house (per affidavit) around to the dark apartment parking lot in the back of the house, parks and goes down the hill behind the house to the slider at the back of the house. He sees Xana and Ethan leave the kitchen.
4:06 AM
Suspect enters through the slider (per police) and goes upstairs, causing Xana to say something to the effect of "There's someone here." (per affidavit) or maybe "Is someone here?" which makes Dylan open her door and look out (per affidavit). She sees nothing (per affidavit), as the suspect had immediately gone to his right and upstairs after walking through the kitchen. Xana also listens for a minute and hears nothing else, so thinks maybe it was just another roommate moving around the house.
4:07 AM
The suspect takes his knife from the sheath and silently attacks the sleeping (per coroner) young women. Maddie passes away without waking. Kaylee, however, wakes up after being attacked and lives just long enough to try to block the attack, causing defensive wounds (per coroner) and more severe wounds (per father.) She makes noises that Dylan misinterprets as Kaylee playing with the dog (per affidavit)--or maybe the dog does become alert, but not yet barking, at about the same time, so she hears the dogs nails scratching on the wood floor as he walks around, while Kaylee is making some kind of noise. Murphy is anxious, maybe whining, but not barking yet. He's a young dog and not a barker, according to Kaylee's parents.
With adrenaline pumping, the suspect forgets his knife sheath in Maddie's room, eager to get to his next victims. Maddie and Kaylee are deceased in 5-6 minutes.
4:10 AM
Xana has fallen asleep while watching TikTok (app active at 4:12 AM per affidavit). Ethan has also fallen quickly asleep. Afterall, they'd been out partying at the frat house (per police report) and it's now after 4 AM.
4:12 AM
Suspect goes downstairs to Xana's room where both are asleep (per coroner). He first attacks the biggest threat in the room, Ethan, who passes away without waking up. Suspect then attacks Xana, who wakes up during the attack and tries to defend herself by putting her arms up to block the knife, resulting in defensive wounds (possible defensive wounds per coroner) on her hands and arms. It hurts, she's in shock and she starts crying. He likely covers her mouth to muffle her crying, which Dylan hears and opens her door in time to hear him say, "It's ok, I'm going to help you" (per affidavit) to get her to stop fighting him.
4:17 AM
Suspect instead continues to attack her, causing her more severe wounds (per father) which make her whimper in pain and fall out of the bed (someone not in a bed, per coroner) with a thud, which is caught on the next door security camera (per affidavit). She bleeds out on the floor where she is found (per affidavit), near the back wall of the bedroom, resulting in blood seen dripping down below her room on the exterior of the house (per news video.) The dog, already anxious and alert--and with better hearing than a human or even a security camera 50 feet away--hears this and now starts barking (barking at 4:17 AM per affidavit). Xana and Ethan are deceased in 6-7 minutes.
4:19 AM
It's been 13 minutes since the suspect entered the house. Dylan cracks open her door again (per affidavit) to hear if Xana is still crying (per affidavit) and because of the dog barking. Instead, in the gloom she sees the suspect, dressed in black and a face mask (per affidavit), with just his "bushy" eyebrows (per affidavit) visibly standing out against his pale skin. She freezes (per affidavit). The suspect walks towards her (per affidavit) door, which is located in the hallway between the kitchen and the living room, but doesn't see her door cracked open inwards by just a sliver in the dark. He walks past her room and turns right into the kitchen and back out the slider (per affidavit). Dylan closes and locks her door (per affidavit), but listens for any sounds. Everything is quiet except the dog occasionally barking.
4:20 AM
Suspect's car is seen speeding away from the scene on security cameras (per affidavit).
4:30 AM
Dylan doesn't know what to think. She doesn't know the guy but that doesn't mean much in this house. She was out in town (per police report) and drinking tonight, too. Maybe she was just having a nightmare. After all, no one screamed and the house is quiet. Xana isn't crying. The dog has stopped barking. Who would have any thought that a mass murder had just occurred? It's 4:30 AM and she decides she's just being paranoid and goes to sleep.
9:12 AM & 9:21 AM
Suspect's phone pings in the area near the house (per affidavit). All is quiet, but people are walking around the neighborhood and he can't risk being seen going back into the house for his knife sheath. He hopes his careful preparations means he didn't leave behind any clue on the sheath that ties him to it. He's back home by 9:32 AM (per affidavit).
11:30 AM
The roommates wake up 7 hours after the attack. Dylan knocks on Xana's door to ask what was going on the night before. Who was that guy? Why as she crying? She gets no reply after several attempts. The door is locked, as per usual in house full of people coming and going.
Her first thought isn't "That guy must have been a mass murder." Her mind, like most people's, wouldn't even go there. Her mind goes to what she knows. She knows Xana and Ethan were partying at the frat house last night (per police report). Did they drink too much? Both of them are underage, so she doesn't want to get them in trouble if there's really nothing wrong. They're so focused on Xana that they don't even think about the two girls upstairs yet. So she and Bethany decide to call Ethan's siblings who live nearby and/or other friends to try to get in the room.
11:45 AM
Friends are summoned to the house because the roommates "believe" Xana or Ethan is "passed out and not waking up." (per the police report).
11:50 AM
Friends arrive at the house (per police report) and also can't get Xana or Ethan to respond after a few minutes of trying. They decide this is serious and they should definitely call 911.
11:58 AM
Someone uses a roommate's phone to call 911 from inside the house (per police report) to "request aid for an unconscious person." (per police report)
12:00 PM - 12:15 PM
While waiting on police and EMS to show up and still on the 911 call with dispatch, someone finally gets Xana's door open. What they see causes dramatic emotional responses. Someone says "Wait...where are Kaylee and Maddie??" and then they're found upstairs. This results in the phone being passed between (per police report) "multiple people." Those people likely were giving their names and personal information, plus describing to dispatch what they were seeing at the crime scene. Dylan may have also mentioned to dispatch that she saw a man in the house that night. This is why police did not yet want to release the rest of the 911 call.
Police and EMS arrive (per 911 call log) and take over the scene. They search the house (per police report) after seeing Xana and Ethan, finding Kaylee and Maddie in Maddie's bed, with the knife sheath next to Maddie. They find Murphy still in Kaylee's room. The coroner and detectives are called to the scene (per 911 call log).
After this, the hunt is on for a vicious killer.
