Saw it last week, I thought it was awful. Not the artsy psychological drama that people were touting. A very safe, conventional comic book movie. Phoenix does his best with a very limited script, but it's nothing complex or interesting as the role suggested. The moment the film lost all credibility is when he went to Arkham and found out that the events were literal, and they even put in a lame explanation of his love acquaintance, as if the audience is so dumb, they need to be told what they already knew. Overall, an unimpressive piece of work.

This film broke a billion on 60-70million dollar budget, this will absolutely get a sequel. The studio will do whatever it takes.
Phoenix is in a really good position to make some bank, since he really IS the sequel. It's not like they can just replace him with someone else, any more then they could Robert Downy Jr. as Iron Man.
Who himself, was paid far more then his peers, likely for that reason.

Phoenix got 4.5mil for the Joker. His agent is going to ask for a lot more and likely a small percentage of the profits for the sequel and he will get it, as you said, they can't just recast him here
