A prep area is the most predominantly used base of operations that a character has used in their canon history on panel. For example, Batman, for the vast majority of his career as a solo hero, has used the Bat Cave as his base for his crime fighting career. This would be considered his prep area. For other characters that are members of teams (Cyclops, for example), his most predominantly used base of operations would be the headquarters of the X-Men, the X-Mansion.
Now, there are instances of characters that are both solo heroes and members of teams (for example, Batman is a member of the JLA, Cable was leader of the New Mutants for a time, and Ironman is an Avenger). In these intances, the most predominantly used base of operations in the character's history as a solo hero is used as the prep area rather than the base of the team they are affiliated with (which is why Batman would get the Bat Cave rather than The JLA Watchtower, Cable would get Greymalkin/Providence rather than the X-Mansion, and Ironman would get Stark Tower rather than Avenger's Mansion).
There are also instances were a character has always been a member of a team, but has been on multiple teams and utilized multiple team bases without having a solo career. An example of this would be Beast (Hank McCoy), who has been both an Avenger and an X-Man. In these cases, we fall back to the most predominantly used base of operations of the character's history, which would be the X-Mansion in this case, as Beast's tenure as an X-Man was greater than his tenure as an Avenger.
